CANCELLATION POLICY

 1. There shall be no Emergency Cancelations or refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
 
2. Tenant(s) shall pay the Property Manager a non-refundable payment of 100% of the total amount due of the booking, if the arrival date is less than 30 days from this Agreement.  If the Agreement date is greater than 30 days from arrival a $150 non-refundable deposit for reservations with a gross total of under $1000 and or booked online, or $300 for reservations with a gross total of over $1000 and booked not using our online reservation tool.  Any deposits will be subtracted from the ending balance of the Tenant’s invoice.  Tenant shall remit full payment of the remaining balance at least 30 days prior to the Tenant’(s)’ scheduled arrival.

IF THE TENANT DOES NOT PAY THE REMAINING BALANCE FOR THE FULL AMOUNT OF THE BOOKING AT LEAST 30 DAYS PRIOR TO TENANT’S SCHEDULED DAY OF CHECK-IN, PROPERTY MANAGER MAY AT THEIR SOLE DISCRETION CANCEL THE RESERVATION AND RETAIN ANY AMOUNT PAID.  Failure to make payments when due will result in cancellation of this Agreement, the Tenant’s reservation, and the Tenant’s forfeiture of any and all of deposits paid. The Property Manager will make every attempt to re-book Tenant’s reservation.  If the reservation is re-booked, the Property Manager may credit or refund up to the nightly rate received by the Tenant less the Initial Reservation Deposit.

3. Rates and Reservations are not confirmed until the Amount Due and the Rental Agreement has been received and accepted by the Property Manager.
